- All necessary checks must be carried out at the tenant's expense: credit check, criminal background check, proof of employment.
- The tenant agrees to maintain in force a liability insurance policy. Upon the landlord's request, the tenant must provide proof of insurance.
- If the tenant is responsible for electricity costs according to the lease, they are obliged to pay the electricity bills for their dwelling until the end of the lease term, notwithstanding premature departure and/or abandonment of the dwelling by the tenant.
- The tenant must pay the monthly rent to the landlord or his representative on the first day of each month at the landlord's residence. Post-dated checks are accepted.
- Tenants will be jointly and severally responsible for the obligations arising from the lease.
- A fee of thirty-five dollars ($35.00) will be payable by the tenant without notice for any check made payable to the landlord for rent that is refused by their bank.
- If the tenant informs the landlord of non-renewal or termination of the lease, the tenant must allow visits to the apartment and posting, as soon as the tenant has given such notice. The tenant must facilitate access to the apartment and must not unreasonably refuse access. The landlord can give a simple verbal notice. However, the landlord must exercise this right reasonably respecting privacy.
- The tenant must accept and comply with condominium rules and any modifications. Any violation is subject to fines.
- The landlord provides the key to the tenant at the signing of the lease.
- At the end of the lease, and if the tenant does not wish to renew it, the tenant must return the property in the same condition as it was when they signed the lease.
- The tenant must have written permission from the landlord if they wish to sublet or assign their lease.
- The tenant is responsible for replacing appliances if they become non-functional during the lease term.

Pet Policy:
Only one spayed/neutered cat or a small dog weighing less than twenty (20) pounds can be kept inside a private area.

Inclusions:
Microwave, refrigerator, dishwasher, stove, washer, dryer, air conditioning, and hot water.

Exclusions:
Electricity, heating, internet, cable, tenant liability insurance.
